In the golden days of yesteryear, every real estate agent strictly represented the seller. Even if an agent drove you around and showed you hundreds of houses, that agent would still look out for the seller when an offer was made.
Times have changed.
Today, the Listing Agent represents the seller and the Selling Agent (a.k.a. the Buyer's Agent) represents the buyer.
A Buyer's Agent owes all the fiduciary duties to the buyer that a Listing Agent owes to the seller. Those duties include Obedience, Loyalty, Full Disclosure, Confidentiality, Accountability, Reasonable Care and Diligence.
In other words, the Buyer's agent is going to do all he or she can do get the best deal possible for the buyer. You can be assured knowing that you have a competent and qualified professional looking out for your best interest.
