These small, multi-family units offer a nice combination between larger multi-family and single-family homes. They qualify for the same financing terms as single family homes, are eligible for "owner occupancy" and "homestead" status and are also fairly easy to sell. They also produce good cash flow and don't usually suffer from 100% vacancies. Small multi-family properties make a great first investment for someone who is just getting started.
