• Reduce your consumer debt (credit cards, car payments and student loans).
• Your Loan Officer will likely need your W2's or tax statements from the preceding year. They will probably ask you for your last two months pay stubs and bank statements.
• Get pre-approved or pre-qualified by your lender. Get a letter of pre-approval to provide for the seller of the home.

what not to do

• DO NOT get discouraged about your finances. Lenders can work with almost anybody in any financial position.
• DO NOT get fired, quit your job or take a new job. While you're at it, make sure you don't get in trouble with the law, file for bankruptcy, or talk to "credit counselors."
• DO NOT make ANY purchases on credit until AFTER you have purchased and moved into your house. This new debt can prevent you from buying your home even after you've been approved for the loan and signed the contract.
